BUYING LAND IN BANGKOK/THAILAND
​ Buying land in Thailand is reserved for Thai nationals and foreign nationals are not allowed to buy or invest in land in Bangkok or anywhere in Thailand. A foreign national may own land in Thailand in two legal ways;
​
1) Establish a Thai Company that the land can be owned by the Thai company as Companies are viewed as a separate entity than the individual person.
​
2) The foreign person can apply to establish a business under BOI ( Board of Investment ) of Thailand scheme. The businesses that receive BOI approval, are given certain privileges and one of those privileges could be owning a land for business purposes such as building a factory or a warehouse.

3) Long-Term Land Leases. A popular way among foreign nationals is to lease a piece of land in Thailand. The process is much more simpler than buying a land through setting up a company or through BOI incentives. The maximum lease terms are 30 years with certain lands owned by the government can go up to 50 years. You can transfer your leasehold interest on the property to another individual during the term of your lease.
