Buying a Condominum in Bangkok or Thailand
Buying a condominium in Thailand is allowed for foreigners who want to invest or live in Thailand. The condominiums in Thailand are generally registered as a company and based on the company ownership laws, a company must be owned by at least 51% of Thai Nationality and 49% can be owned by foreign individuals. For example, if a condominium building has 100 units available for sale, only 49 of those units are available for investment to foreign buyers. When you are considering buying a condominium property, be sure to check with our agents at Nazeri & Company so we can check the records with the juristic office and the land office to avoid any pitfalls. It We also can have all of the documents reviewed by our legal counsel to make sure that your transaction is safe without any encumbrances on the property you are planning to buy.

There are many real estate agents in Thailand and as real estate is not a regulated industry, it is important that you work with a real estate company such as Nazeri & Company and not with individual real estate freelancers. The legitimate companies are all licensed by the ministry of labor and and they also have been registered with the the Thailand Revenue Department.

We always recommend to our clients to rent for at least 3-6 months whether they are considering buying a condominium in Bangkok, Phuket, Hua Hin or Chang Mai, before investing in buying a condominium. Many times, it is also a good idea that you rent first, in the same building as the one you are considering to buy your condominium so you can experience the management and the amenities of the building before you part with your money.

There are many builders that are selling condominium off of a display unit and paper floor plan. It is our advice that it is best if you can see the unit, walk through it before you invest money in buying a condominium in Thailand. If you are considering buying a condominium in Bangkok from the floor plans, it is best if you can visit other properties by the same developer and talk to the owners of those properties. Our real estate agents at Nazeri & Company can assist you in setting up those meetings with other homer owners.

Finally, when you have found your perfect place in Thailand to call home, you need to be aware of the taxes, the transfer fees that must be paid at the land office. When you work with Nazeri & Company, our real estate agents can calculate the necessary taxes with a very close approximation so there will be no surprises for you on the day you want to receive the keys to your new home.
